Setting the List Price: (see free Market Analysis)

Pricing your home is both an art and a science. Achieving the optimal price is the result of both objective research into comparable properties and a good working knowledge of the current market trends.

 The right price should

The simple fact is...price is the number one factor that most homebuyers use to determine which homes they want to view. And it's important to remember that, although the price is set by you....the value of the home is determined by the buyer. Try to avoid allowing your enthusiasm to impact your better judgment...... OVERPRICING is a common mistake that can cost you in the end.

Showing Your Home:

The first critical "love it or hate it" impact a buyer experiences is from the approach.........well-known by everyone as curb appeal! First impressions most definitely matter.....

Make certain your landscaping is neat and lawn is cut. A couple extra pots of flowers by the steps adds a welcoming touch and a bit of color. Freshen the paint on the outside and inside if needed. Keep the inside simple, fresh, neat and clean. Everyday clutter must be hidden...even all those wonderful momentos and decorative items you've collected for years could be temporarily put away... the simpler on the eye the better. Spaces should look bright and open. If you have plans on painting walls prior to a sale, then think neutral to appeal to everyone. Any unfinished items (albeit small) such as molding or kitchen cabinet knobs should be completed. Little things impact your home's eye appeal and can cost in time to sell and offers made.

Selecting a Broker:

Experience doesn't come from a "license"... look for experience and knowledge when interviewing the right agent.. Remember you're hiring an individual who is responsible for the process, marketing, and successful completion of your most valued investment.

If you price your home properly, spruce it up to show well and take time to select the right broker, then you are well on your way to a successful sale.
